Wall Ties With Inadequate Embedment Depth: Options and Standards
Wall ties connect the two leaves of a cavity wall, preventing differential movement and ensuring they act together structurally. If ties are too short for the actual cavity width, the embedment into each leaf is reduced — which compromises the connection and may not meet Building Regulations.
The Problem
A common scenario: 275 mm ties have been used in a cavity wall with a 175 mm cavity. With the tie centred in the cavity, each end embeds approximately 50 mm into the masonry — but the standards differ on whether 50 mm is acceptable.

The discrepancy matters. If Building Control on your project follows the LABC guidance (65 mm minimum), ties embedded at only 50 mm are non-compliant and must be rectified. If the project is under NHBC warranty, the 50 mm minimum may be acceptable but only marginally, and the inspector’s assessment of adequacy at the time of inspection will determine the outcome.
The British Standard recommendation of 300 mm ties for a 175 mm cavity is the cleanest solution — each end embeds 62.5 mm (assuming central stagger), just above the LABC minimum.
Options for Rectification
Option 1: Install Remedial Helical Wall Ties
Proprietary helical or mechanical wall ties can be drilled into the existing masonry from outside without removing the render or facing brickwork. This is typically the lowest-disruption and lowest-cost remedial approach for retrofitting additional tie capacity. Specialist contractors offer this service.
Option 2: Structural Engineer Assessment
Commission a structural assessment of a sample of existing tie positions (typically 10–20% of ties as a minimum). The assessment checks: tie condition, embedment, and cavity width at the sampled positions. If ties are consistently borderline but not obviously failed, the engineer may be able to provide a letter stating that the wall tie arrangement is adequate for the applied loads, which Building Control may accept.
Option 3: Rebuild the Outer Leaf
Where tie condition or embedment is consistently inadequate, the outer leaf is taken down and rebuilt with correctly specified ties. This is the most disruptive and expensive option but provides the cleanest resolution.
